Real Estate SEO That Wins the Searches Zillow Doesn’t Own

The portals will keep the broad city searches. The neighborhoods, condo buildings and "is this area right for us" questions are still open. I build real estate websites that win those searches on Google, show up in the local map pack, and get named when a buyer asks ChatGPT or an AI Overview where to start looking.

What Is Real Estate SEO?

Real estate SEO is the work of getting an agent's, brokerage's or property company's own website found by people searching for homes, neighborhoods and real estate help in a specific area. It covers local search, listing and IDX pages, neighborhood content, technical health and visibility inside AI-generated answers.

What separates SEO for real estate from general SEO is geography and inventory. Every search has a place attached to it, and the pages that matter most, the listings, change every week. A strategy that ignores either one ends up ranking for nothing that leads to a showing.

Three Places a Buyer Finds You

  • The local map pack Driven by your Google Business Profile, reviews and consistent contact details.
  • Organic search results Won by neighborhood pages, listing pages and guides on your own domain.
  • AI answers Google AI Overviews, ChatGPT and Perplexity, built from clear local content.

Good real estate SEO plans for all three. Many real estate websites only plan for the middle one.

The Problem

Why SEO for Real Estate Works Differently

Most real estate websites are built on one assumption: add an IDX feed, post a few blogs, and rankings will follow. They usually don't, for four reasons that are specific to property search.

Head terms

The Portals Own the Broad Searches

Search "homes for sale in" any mid-sized US city and the first page belongs to Zillow, Realtor.com, Redfin and Homes.com. Chasing that phrase with a brokerage site mostly burns budget. The searches you can win are narrower and closer to a decision.

"[building name] condos for sale" · "55+ communities near [town]" · "new construction under $450k in [suburb]"

IDX feeds

Listing Pages Are Duplicate Content by Default

IDX pulls the same MLS data into every participating brokerage's site, so your listing remarks and photos match dozens of others. Iframe and vendor-subdomain setups keep the pages off your domain entirely, and sold listings leave behind 404s and thin pages that drag the rest of the site down.

Local pack

Every Real Estate Search Has a Place Attached

Buyers search by street grid, school boundary, commute, lake and price band. The map pack, your Google Business Profile and your reviews often decide who gets the call before anyone scrolls to the organic results. Treating a whole metro as one keyword misses most of the demand inside it.

AI answers

Buyers Ask AI Before They Ask an Agent

Relocating buyers ask ChatGPT which areas suit a long commute. Sellers ask Google what their market is doing and read an AI Overview first. Those answers come from neighborhood guides, market reports and agent profiles that state facts clearly. If your site doesn't hold that content, the answer is built from someone else's.

What's Included

My Real Estate SEO Services

Every engagement is scoped to your site and your market. Most real estate clients need four or five of these in the first six months, and the audit tells us which ones.

Real Estate Keyword Research by Neighborhood

I break your service area into the units people actually search by: towns, neighborhoods, subdivisions, condo buildings, ZIP codes, property types and price bands. Each query is tagged by intent, from browsing to ready to list, and matched to a page. You get a ranked list of searches the portals underserve and your site can win.

Neighborhood and Community Page SEO

No IDX feed can write these pages, which is why they rank. I build community pages around what a listing can't tell a buyer: housing stock and typical prices, HOA and lot realities, commute times, parks and recent sales patterns. Each one is checked against Fair Housing advertising guidance, so it describes places and homes, never who should live there.

IDX and REW Listing Page SEO

On REW, Lofty, Sierra Interactive, Luxury Presence or WordPress with an IDX plugin, I decide which listing and search pages get indexed, fix iframe and subdomain setups, and set rules so sold listings redirect or update instead of breaking. Key saved searches become landing pages with original copy above the feed and your MLS display rules intact.

Local SEO and Google Business Profile for Real Estate Agents

For many agents the map pack brings in more calls than every organic ranking combined. I set up and clean up profiles for the brokerage and individual agents, align contact details across directories and your Zillow and Realtor.com profiles, and give you a simple way to collect reviews that mention the neighborhood and the deal.

Technical SEO for Real Estate Websites

Map search spins off thousands of filter URLs, photo galleries slow pages on the phones buyers browse from, and vendor templates repeat the same titles across hundreds of pages. I audit crawling, indexation, Core Web Vitals, canonicals and redirects, then hand your developer or platform support a fix list in order of impact.

Real Estate Content Marketing

Market reports for your core areas, relocation guides, buyer and seller explainers for your state's process, and suburb-versus-suburb comparisons. Each piece answers a question people ask before they call, and links into a neighborhood or listing page, so the reader always has somewhere to go next.

AI Search Visibility for Real Estate

I apply Answer Engine Optimization to your neighborhood and FAQ content so AI Overviews can quote it, and Generative Engine Optimization to your brand: RealEstateAgent and Place schema, agent bios that match across your site and the portals, and the local mentions that get a brokerage named.

Local Link Building for Real Estate Brands

The links that move a real estate site are local and earned: a newspaper citing your market report, a youth league's sponsor page, a moving company's relocation guide, your chamber of commerce. I go after the ones that fit your market and skip anything that would put your domain at risk.

Rent or Own

Portal Leads vs. Real Estate SEO

Portal leads are fast, and most agents should keep buying them while organic search builds. The difference is what you are left with a year from now.

AspectBuying portal leadsRanking your own website
Speed to first leadDaysUsually 3 to 6 months for neighborhood and long-tail searches
Who controls the leadThe portal, which may send the same buyer to several agentsYou, from the first click

What the buyer remembersThe portal's nameYour name and your neighborhood guide
When spending stopsLeads stop the same weekPages keep ranking for months
AI answersThe portal gets the citationYour content and agent profile can get named

The aim of SEO for real estate isn't to drop the portals overnight. It is to reach the point where they top up your pipeline instead of carrying it.

The Process

How My Real Estate SEO Process Works

Five stages. The first two take about three weeks; the rest repeat month to month as your market and inventory change.

  1. Audit the Site, Listings and Local Footprint

I review indexation, your IDX setup, page speed, Google Business Profiles, directory and portal profiles, and reviews. I also run your brand and top competitors through the questions buyers ask AI assistants, the same method behind my AI Visibility & Citation Audit. You get a plain-English report ranked by impact.

  2. Build the Market Map

Every town, neighborhood and property type you serve gets a target page, a priority and a reason. This map keeps the work aimed at searches that turn into showings and valuation requests, not traffic for its own sake.

  3. Fix the Foundations

Technical and listing-layer fixes come before new content, because great neighborhood pages on a site Google can't crawl properly go nowhere. I work with your developer, your platform's support team, or inside the CMS myself.

  4. Publish Pages That Answer Buyer Questions

Neighborhood pages, IDX landing pages, market reports and guides go live in priority order. Each is written to rank, to be quoted by AI engines, and to give the reader a reason to contact you instead of going back to the portal.

  5. Track Leads, Then Refresh

Rankings are a signal. Calls, showing requests, valuation requests and contact forms are the result. I tie those actions back to the pages that produced them, report monthly, and update pages as prices, inventory and AI answers shift.

Who It's For

Who My Real Estate SEO Consulting Is Built For

A solo agent and a title company both need local search, but they win it in very different ways. More on how I approach the sector is on the Real Estate industry page.

  • Realtor SEO for Independent Agents and Teams

You compete with your own brokerage's site and every portal at once. The focus is your personal brand: a Google Business Profile that ranks in your farm area, a handful of neighborhood pages that prove you know it street by street, and reviews that back it up.

  • SEO for Real Estate Brokerages

Brokerages need structure more than volume: agent roster pages that rank for agent names, office-level local profiles, an IDX setup that adds value instead of duplicate pages, and a content plan that covers every market without agents' own sites competing against yours.

  • SEO for Title and Escrow Companies

Title companies are searched once a deal is already moving. People look up closing costs, transfer taxes, timelines and what a title policy covers in their county or state. I build calculators, county pages and process explainers that rank for those questions and give agents a reason to send clients your way.

  • SEO for Home Builders and Developers

New construction searches run on community names, floor plans, price ranges and move-in dates. I structure community and inventory-home pages so each can rank on its own, and plan pre-launch pages early enough that they carry authority before the sales office opens.

  • SEO for Property Management Companies

Owners search for management help by city and property type; tenants search for rentals. I separate those two journeys, build city pages for owner acquisition, and keep rental listings from crowding out the pages that bring in new management contracts.

It is probably not the right fit if you want page one for your whole city in 90 days or a fixed bundle of blogs and backlinks each month. Real estate SEO that brings in leads doesn't work that way, and I won't sell it that way.

Why Me

Why Work With Me as Your Real Estate SEO Consultant

One consultant who plans the strategy, writes the neighborhood pages and checks the listing setup, with a decade of search work behind it.

"The article was well-researched, thorough, and easy to read."Sean Callagan, Chicago Title

I Pick the Searches You Can Actually Win

I won't promise page one for "homes for sale in Miami." I will show you the 40 or 400 narrower searches in your market where the portals are thin and a well-built local page can rank, then work through them in order of how close each one sits to a phone call.

Your Content Stays on the Right Side of the Rules

Neighborhood copy that reads as steering, or listing pages that drop required MLS attribution, create problems no ranking is worth. Every page is written and reviewed with Fair Housing advertising guidance and IDX display rules in mind, so your managing broker has nothing to clean up.

Every Page Is Built for Google and AI at Once

I do AEO and GEO work across industries, and real estate is where it pays off fastest, because neighborhood questions are exactly what people now ask AI assistants. Pages are structured from the first draft to rank on Google and be quoted by AI, with nothing bolted on later.

You Work With Me, Not an Account Team

The person who audits your site writes the strategy, reviews the content and reads your reports. No handoff to a junior specialist after the sales call.

Proof From Real Estate and Title Work

I produced SEO content for Chicago Title's local and organic search presence. For Discover South Florida, a real estate and destination site, local content and area guides tripled organic traffic in six months. Full write-ups are on the Clients page.

FAQ

Real Estate SEO FAQs

Straight answers to what agents, brokers and title teams usually ask before we start.

What Do Real Estate SEO Services Include?

Real estate SEO services usually include keyword research by neighborhood and property type, neighborhood and community pages, IDX and listing page optimization, Google Business Profile and local SEO, technical fixes, content such as market reports and buyer guides, and local link building. Mine also cover visibility in Google AI Overviews and AI assistants.

How Long Does SEO for Real Estate Take to Work?

Neighborhood and long-tail pages usually start ranking within three to six months. Competitive city-level terms can take nine to twelve months or longer. Map pack results often move faster, sometimes within weeks, once a Google Business Profile is properly set up and fresh reviews start coming in.

Can a Real Estate Website Outrank Zillow?

For broad searches like "homes for sale in" a major city, rarely. For narrower searches, regularly. A brokerage site can outrank the portals for a specific subdivision, a condo building, a niche such as 55+ or waterfront homes, or a relocation question, because a local expert can write a far more useful page than a listing aggregator.

Do IDX Listings Help With SEO?

IDX listings help buyers more than they help rankings. The same MLS data appears on many sites, so raw listing pages rarely rank on their own. They start to help when listings sit on your own domain, sold listings are handled properly, and key searches become landing pages with original local content above the feed.

Do You Work on REW (Real Estate Webmasters) Websites?

Yes. I work on REW sites as well as Lofty, Sierra Interactive, Luxury Presence, custom brokerage builds and WordPress sites with IDX plugins. Some changes I make directly in the CMS; others go to the platform's support team as a clear, prioritized request.

Is Google Business Profile Important for Real Estate Agents?

Yes. For many agents it is the biggest single source of local calls. A complete, active profile with the right categories, service areas, photos and steady reviews helps you appear in the map pack for searches like "realtor near me" or "real estate agent in" your town, before buyers ever see the organic results.

How Do I Get My Brokerage Mentioned in ChatGPT or Google AI Overviews?

Publish clear, factual neighborhood and market content that answers buyer questions directly. Keep agent and brokerage details identical across your site, Google and the portals, add schema such as RealEstateAgent, and earn mentions from local sources. AI engines cite brands they can identify confidently and confirm across several sources.

Do You Provide SEO for Title Companies?

Yes. I have produced SEO content for Chicago Title. Title company SEO focuses on closing cost and transfer tax questions, county and state-specific pages, process explainers and content agents can share with their clients, along with local search for each office.

Which Markets Do You Work In?

I work remotely with real estate businesses in the United States and other markets. The approach adapts to how property is listed and searched in each place, including whether listings come from an MLS feed, a portal or your own inventory. Calls are scheduled around your time zone.

How Much Do Real Estate SEO Services Cost?

It depends on how many markets you cover, how large your site and listing setup are, and how competitive your areas are. After a free call and a quick look at your current visibility, I send a written proposal with the scope, timeline and cost spelled out.
